As part of our commitment in providing healthy homes to the tenants, High Rise and Park Place Apartments conducts inspections of the units, buildings and grounds at least once every year. All inspections are conducted using Universal Physical Condition Standards (UPCS).
Tenants will be provided a written notice of an inspections at least two (2) days prior to the inspections unless the inspection is an emergency.
Your are expected to prepare for all inspections!
Move-In Inspection will be conducted before you move into your apartment. You must be present for this inspection and sign the Move-In Inspection form. During this inspection we'll walk through the apartment and notate the condition of the unit, the equipment and appliances.
Move-Out Inspection will be completed after you have vacated. The condition of the apartment will be assessed and we will determine if any repairs or cleaning should be charged to the tenant.
Pre-Vacate Inspection - you may request a pre-vacate inspection of your apartment prior to move out. This will allow us to help you identify any repairs and cleaning that you need to complete. If you request this inspection, you must be present
Annual Inspections are conducted each year by the staff of High Rise and Park Place Apartments. These inspections are performed to determine if you are keeping your apartment in good, safe, clean condition. During the annual inspection, we also perform the following inspections:
Preventative Maintenance Inspections are done to provide needed repairs and improvements to the apartments, buildings and property. This is how we determine what to use our capital fund grants for.
Housekeeping Inspections are performed to ensure that you are keeping the unit in a safe, sanitary condition. You do not have to be present unless it is a re-inspection for a previously failed housekeeping or annual inspection.
These inspections are performed periodically by an Inspector contracted by the U.S. Department of Housing and Urban Development. The Inspector randomly selects apartments to physically inspect once they arrive on-site. You do not need to be present for this inspections, but you do need to be prepared! Any violations noted by the Inspector are considered lease violations.
These inspections are completed when there has been a complaint filed at the office. Complaints can be reported by maintenance, staff, neighbors, law enforcement, community agencies or the general public. You should be present for this inspection. You will be notified of the reason for the inspection but not who made the complaint.
